दुनिया में लोग पैसा कमाने के लिए तरह-तरह के तरीके अपना रहे हैं और कई ऐसे लोग हैं, जो कमाने का इतना बेहतर जरिया ढूंढ लेते हैं कि फिर वो सलाना करोड़ों रुपये की कमाई कर रहे हैं. ऐसे ही एक शख्य हैं करुण विज, वैसे तो मूल रूप से भारतीय हैं. लेकिन फिलहाल कनाडा में रहते हैं. करुण विज हर महीने औसतन 9 लाख रुपये की कमाई करते हैं. करुण ने इंजीनियरिंग की पढ़ाई करने के दौरान ही एक ऐसा तरीका खोजा, जो कि आज उनके लिए किसी लॉटरी से कम नहीं है.

33 वर्षीय करुण शुरू से ही प्रॉपर्टी मालिक बनना चाहते थे. कॉलेज के दिनों में ही करुण को पता लग गया था कि रियल एस्टेट बिजनेस का कारोबार बड़े मुनाफे वाला है. इस दौरान उन्होंने देशे की इंस्टीट्यूट्स के आसपास की प्रॉपर्टी का किराया पूरे मकान के बजाए कमरे के हिसाब से लिया जाता था. तब उन्हें समझ में आया कि पूरी प्रॉपर्टी एक किरायेदार को रेंट पर देने के बजाए छात्र-छात्राओं को अलग-अलग कमरा देना कितना फायदेमंद हो सकता है.

सीएनबीसी मेक इट की रिपोर्ट के मुताबिक कनाडा में करुण के पास कुल 28 कमरों वाली 4 प्रॉपर्टीज हैं, जिन्हें वह किराए पर देते हैं. इससे वो हर महीने 9 लाख रुपये से अधिक की कमाई हो रही है. हालांकि इन प्रॉपर्टीज को खरीदने के लिए करुण ने करीब 19 करोड़ रुपये इन्वेस्ट किए हैं. साल 2016 में करुण ने महज 26 साल की उम्र में कनाडा के ओंटारियों में पहले इन्वेस्टमेंट किया था.

इस दौरान उन्होंने करीब 2.7 करोड़ रुपये की एक प्रॉपर्टी खरीदी थी और उसे कॉलेज के सात स्टूडेंट्स को रेंट पर दे दिया था. वैसे करुण केवल किराये की कमाई पर निर्भर नहीं है. ग्रेजुएशन के बाद उन्होंने एक एप्लिकेशन इंजीनियर के तौर पर काम किया. वर्तमान में वे अमेरिका की एक कंपनी में सेल्स मैंनेजर हैं. करुण ने किराए से होने वाली इनकम और सैलरी के पैसे से ही साउथ ओंटारियों में अच्छी-खासी प्रॉपर्टी बना ली है.

However, Karun has invested about Rs 19 crore to buy these properties. In the year 2016, at the age of just 26, Karun made his first investment in Ontario, Canada.

During this period, he had purchased a property worth about Rs 2.7 crore and gave it on rent to seven college students. However, Karun is not dependent only on rental income. After graduation, he worked as an applications engineer. Presently he is a sales manager in an American company. Karun has built a sizeable property in Southern Ontario with the help of rental income and salary money.
